Why Sarasota Homes Get Mold

Sarasota's air is humid for most of the year, and the June–September rainy season brings afternoon storms almost every day. Indoors, the air conditioner is the only thing keeping that moisture out of your drywall, and it runs nearly year-round. When a condensate line clogs, a duct sweats in a summer attic, or an air-handler closet stays damp, mold gets what it needs.

Then come the storms. Hurricane Ian flooded parts of North Port in 2022. In 2024, Helene's surge reached homes and condos on the barrier islands, and Milton made landfall near Siesta Key two weeks later. A lot of drywall looked dry within a week. Some of it wasn't, and it's still growing mold behind paint and baseboards.

The housing adds its own risks. Mid-century block homes around Gulf Gate and Southgate often have original windows and stucco cracks. Seasonal homes on Siesta Key and Longboat Key sit closed up for months with the AC set high. In condos, one unit's leak becomes the neighbor's wall problem. A good inspection starts by asking which of these fits your home.

How Mold Removal Works

The order matters: find the water, contain the area, remove the growth, then prove it's gone.

1

Call & Describe It

Tell us what you're seeing, where, and whether there's been a leak or storm. You'll be connected with an independent mold professional who serves your address.

2

Inspection & Moisture Source

A licensed assessor checks visible growth, uses moisture meters and often thermal imaging, and finds the water source. Sampling is added when it will actually answer a question.

3

Containment & Removal

A licensed remediator seals off the work area, runs HEPA air filtration, removes materials that can't be cleaned, and cleans what can — after the moisture source is fixed.

4

Drying & Clearance

Materials are dried and verified with moisture readings, and clearance testing confirms the job before walls are closed up. Keep the paperwork for insurance and resale.

Which Mold Service Do You Need?

Most calls start with one of these situations. Find the one that fits your home and use it as a starting point. The professional you're connected with will confirm what the job actually needs.

Where Mold Hides in Sarasota Homes

Mold needs water, and in Sarasota County the water usually comes from one of a few places. If you know which one fits your home, you'll get more out of the first phone call.

  • The air-handler closet. Your AC pulls gallons of water out of the air every day. When the condensate line clogs with algae, that water soaks the closet floor, the drywall around it, or the ceiling below. In many older Sarasota homes the air handler sits in a garage or hall closet where nobody looks until the smell shows up.
  • The attic and ceilings. Storm-season roof leaks and supply ducts that sweat in a summer attic both drip onto drywall from above. A brown ring on the ceiling is often the first clue.
  • Block walls and windows. Many homes built from the 1950s through the 1980s have concrete-block walls and original or jalousie windows. Wind-driven rain gets in through cracked stucco and failed caulk and stays trapped behind the drywall.
  • Bathrooms and kitchens. Slow leaks at toilets, vanities, dishwashers, and ice-maker lines can wet a cabinet base for months before anything shows.
  • Storm-soaked materials. Drywall, insulation, and baseboards that took on water during Ian, Helene, or Milton and were never fully dried.

Dark growth on a wall isn't always the “black mold” people worry about, and color alone can't tell you the type. The guide to signs of hidden mold covers the clues to look for before you call, and black mold: what it is and when to worry explains what the color does and doesn't mean.

Check the License Before Anyone Opens a Wall

Florida licenses mold assessors and mold remediators separately. It's also good practice to have one company inspect and a different company do the removal. The person who measures the problem isn't the person paid to remove it, so the scope stays honest.

Before you sign anything, ask three questions:

  1. What is your license number? Look it up at myfloridalicense.com.
  2. Will I get a written scope that says what will be removed, cleaned, and tested?
  3. Who does the clearance test at the end, and is it someone other than the remediator?
